Bart Walchle is an executive managing director with ARA, A Newmark Company based in the Jacksonville office. He has been in the commercial real estate industry since 1985. Prior to joining ARA Newmark, Mr. Walchle was the CEO of Walchle Lear Multifamily Advisors, a commercial real estate brokerage company specializing in the sale of apartment communities and residential sites. He has consistently been a top-producing broker in the Northeast Florida area selling over 68,000 apartment units and 100 sites in excess of $5 billion.

Prior to the formation of Walchle Lear, Mr. Walchle was a broker at Coldwell Banker Commercial Real Estate Services (CBRE) where his sales ranked him as a member of the Top 50 among over 1,000 brokers. He has been recognized as a member of The Colbert Coldwell Circle, which recognizes the highest 1% of achieving salespeople nationwide and has earned a CoStar Power Broker award every year for the last ten years.

Mr. Walchle earned a Master of Business Administration degree from Jacksonville University in 1985 and a Bachelor of Science degree in Marketing with a minor in Psychology from Florida State University in 1983. Mr. Walchle has been a frequent board member in local charities, most recently with the YMCA and Heal! Foundation.

Stephen Lear is a director with ARA, A Newmark Company based in the Jacksonville office. He has been in the commercial real estate industry since 1982 and has sold or leased more than $3 billion worth of real estate transactions and over 44,000 apartment units.

Prior to joining Walchle Lear Multifamily Advisors, Mr. Lear worked with some of the nation’s most recognizable real estate companies including Koger Properties and Regency Realty Group (Regency Centers). He has been recognized as one of Jacksonville's Top Investment Sales Power Brokers by CoStar Group every year since 2003.

Mr. Lear led the national sales group for Regency Realty Group from 1986 through 1994 and in1987 he was named Rouse and Associates "Broker of the Year."

Mr. Lear earned a Bachelor of Science degree in Business Administration from Flagler College in St. Augustine.

Erik Bjornson is an executive managing director with ARA, A Newmark Company based in the Jacksonville office. Prior to joining ARA Newmark, Mr. Bjornson was a top producing broker for Walchle Lear Multifamily Advisors in Jacksonville, FL. Mr. Bjornson previously worked with a private development group in Miami, Florida where he led the transaction team and assisted in the leadership of the asset management team. He was responsible for acquiring/divesting assets, finding/creating the appropriate debt structure and providing strategic leadership in asset management.

Tyler Nilsson is a director with ARA, A Newmark Company based in the Jacksonville office. He specializes in the brokerage of residential land throughout North Florida and South Georgia. Prior to joining ARA Newmark, Mr. Nilsson was a top producing land broker for Walchle Lear Multifamily Advisors, completing over $211,000,000 in land transactions.

Mr. Nilsson also has had extensive sales experience with Purdue, a commercial office furniture company, where he led the New Business Development and Sales Teams. He was ranked in the top 1% of Steelcase Sales throughout North America for three years.

Before his career in sales, Mr. Nilsson spent four years playing professional hockey.

John Rutherford - Director

John Rutherford is a director with ARA, A Newmark Company based in the Jacksonville office. In this role, he focuses on multifamily brokerage and investment sales in the North/Central Florida markets with specific focus on Jacksonville, Florida. Prior to joining ARA Newmark, Mr. Rutherford led a multifamily brokerage team at a local Jacksonville firm to record company sales levels and ranked number 1 in the company in multifamily sales.

Previous to that, Mr. Rutherford intricately worked in the CRE industry in varying roles such as co-leading a property management investment firm, to an operations and financial analyst, to a regional sales and marketing specialist for industry-leading, national property management companies. This wide-ranging experience has afforded him the opportunity to collaborate with some top industry minds to further push innovation in the commercial real estate market.

Mr. Rutherford earned a Bachelor of Science degree in Management from the University of Florida. He is a participant in various North Florida philanthropic endeavors and is an active board member of non-profit organizations such as Beyond90 and As It Should Be.

Tom Morgan - Transaction Manager

Tom Morgan is a transaction manager with ARA, A Newmark Company based in the Jacksonville, Florida office. In his role, he assists with all aspects of the deal process including valuation, underwriting, financial modeling, market research and due diligence coordination for the company’s transactions.

Prior to joining ARA Newmark, Mr. Morgan served as vice president for Investec Services Inc., an independent real estate brokerage firm servicing the Northeast Florida region where he represented sellers in the marketing and sale of investment properties. While there, he also gained experience in tenant representation, preparing broker opinion of values, market research and directing marketing campaigns.

Mr. Morgan earned a Master of Science degree in Real Estate from the University of Florida and a Bachelor of Science degree from Florida State University with dual majors in urban planning and political science, with a secondary concentration in economics.

Mr. Morgan is a Certified Commercial Investment Member (CCIM) Institute Designee and holds a Florida real estate broker’s license.
