Gail Neuburg is a vice chairman for Newmark Knight Frank and is recognized as one of the Pacific Northwest’s most active brokers. With more than 25 years specializing in multifamily brokerage, her real estate experience ranges from development, financial analysis, and market assessment, to sales and marketing. Ms. Neuburg has executed more than 150 multihousing transactions throughout her career, and over the past eight years has worked with top institutional clients to broker more than $1.9 billion in multifamily apartment sales in the Pacific Northwest. She has been awarded CoStar’s Top Sales Broker Award every year since 2011.

Prior to joining Newmark Knight Frank in 2010, Gail was the top producer in the Portland, OR based firm of Tilbury, Ferguson & Neuburg, an investment advisory firm that specializes in representing apartment property owners in Pacific Northwest markets including Oregon and Washington.

Before beginning her career in real estate, Ms. Neuburg was the director of marketing and sales for a $5 billion multi-company utility and was a principal in an international electronics market research firm with clients such as Intel and Apple. She has both a BA in public administration and a masters in education from the University of Oregon. Her professional and civic affiliations include the Urban Land Institute (ULI), Commercial Broker’s Association and Big Brothers Big Sisters of Metro Portland as secretary of the board.

Ms. Neuburg is a licensed real estate broker in both Oregon and Washington.

Lydia Thompson joined Newmark Knight Frank in 2018 as senior managing director. Based in Portland, she will focus on multifamily brokerage services throughout the metro area. Ms. Thompson brings over 23 years of industry experience in Oregon, Southwest Washington and Southern California and has strong relationships with many institutional clients. She has extensive experience in acquisitions, dispositions, due diligence, renovation repositioning, rebranding, and financial reporting and analysis.

Before joining Newmark Knight Frank, Ms. Thompson was senior director of real estate for Greystar. Before her time at Greystar, she spent 13 years as vice president at Holland Residential where she oversaw the operations for Oregon and California. Prior to Holland, she focused on multihousing with Trammell Crow Residential.

Ms. Thompson holds a degree in exercise science - sports medicine and biology from Willamette University as well as broker licenses in Oregon and Washington.

Robert J. Black joined Newmark Knight Frank as senior managing director in 2015 where he focuses on multifamily brokerage services and client development in the Portland Metro area. In his former role as senior vice president at NAI Norris, Beggs and Simpson in Portland, Mr. Black gained over 16 years of experience in the commercial real estate market, specializing in land, apartment, and affordable housing investment sales. He has garnered a number of market awards including the Commercial Association of Brokers Bill Naito Award in 2008 for his part in the sale of the $292 million Brewery Block property and runner up in 2009 for the same award for his part in the sale of The Ardea, a $145 million apartment property located in Portland’s South Waterfront. in 2013 and again in 2014 Robert was runner up for Investment Broker of the Year for the Commercial Association of Brokers of Oregon and Southwest Washington. Along with his success on the apartment investment side, since 2010, Robert has been one of the most active brokers of multifamily land in the urban Portland market where his most notable transactions include the sale of Con-way properties for $6 million and the sale of the OAME Complex for $4.2 million.

Mr. Black also specializes in affordable housing and closes multiple transactions every year with a number of the region’s non-profit housing developers. In 2013, he completed a $3.9 million section 8 preservation deal for Bronaugh Apartments and also closed Greenview Terrace for $1.6 million.

A CCIM candidate of the Commercial Investment Real Estate Institute (CIREI), Mr. Black holds a degree in international economics and finance from the University of New Mexico. He has many professional and civic affiliations, including the Metro Multifamily Housing Association. Prior to his career in real estate, Mr. Black was a forerunner in the men’s downhill during the 1988 Winter Olympic Games in Calgary, Canada, and was a member of the UNM NCAA Ski Team in 1990-92.

Mr. Black is a licensed real estate broker in Oregon.

Sam Lawhead joined Newmark Knight Frank in 2013. As a director on the Capital Markets Multifamily team, he focuses on investment sales, business development, market analysis, and advisory services. During his career, he has worked on over 60 transactions totaling over $2 billion in sales vol¬ume. Over the last 15 years, he has held roles in acquisitions, development and property management at other firms.

Sam has a Master’s in Business Administration from Portland State University and bachelor’s degree from the University of Montana.

Louis Knox - Research and Transaction Analyst

Louis Knox joined Newmark Knight Frank in 2018 as an analyst for the valuation and advisory team. In 2019, he transitioned into his current position as research and transaction analyst supporting both the Portland and Seattle area offices. He oversees the investment database of all multifamily transactions, in addition to market research, marketing, and communications.

Prior to joining Newmark Knight Frank, Mr. Knox attended the Willamette University (2017), where he majored in Civic Communications and Media Studies and played four years on the Bearcats’ Football Team. He was also a staff writer on the university’s newspaper, where he was a regular contributor in the sports section. Knox was born and raised just north of San Francisco in Corte Madera, California and went to Redwood High School, where he played football, baseball, and track and field.

Mr. Knox is a licensed real estate broker in California and is studying for his license in Oregon.

Jamie Spaulding joined Newmark Knight Frank in 2018 as marketing manager for the Portland, Oregon and Seattle, Washington offices. A seasoned veteran of marketing and business development, Ms. Spaulding’s expertise includes proposal writing, digital marketing, design, branding, and event planning.

Ms. Spaulding joined Newmark Knight Frank after a decade of working at Sundt Construction’s San Diego, California location as senior marketing specialist where she provided creative guidance to the design team, managed the proposal team, and developed winning strategies for business development efforts that resulted in over $2.5 billion in sales. Prior to Sundt Ms. Spaulding worked in a variety of creative marketing roles at large firms across the country.

Ms. Spaulding received a Bachelor of Arts degree in Journalism and Technical Communication from Colorado State University.

Chris Henderson joined Newmark Knight Frank in 2019 as the transaction manager and lead analyst for the Pacific Northwest Multifamily Capital Markets Team. He oversees all aspects of the transaction process including valuation, pricing strategy, marketing, due diligence, and business development and has11 years of professional finance experience, with the last five focusing on real estate.

Prior to Newmark Knight Frank, Mr. Henderson was a senior financial analyst at SunPower Corporation where he managed the corporate cash flows and fixed assets at the local Hillsboro manufacturing plant. Prior to SunPower, Mr. Henderson was selected as an Intel Corporation Finance Fellow holding numerous roles ranging from monitoring the corporate income statement, lead developer of the Intel fab budget oversight, and procurement leadership and coordination.

Mr. Henderson earned a Master of Business Administration degree from Arizona State University and a Bachelor of Science degree from Portland State University where he majored in finance and accounting.

Debbie Gaudry - Transaction and Due Diligence Specialist

Debbie Gaudry joined Newmark Knight Frank in 2019 as transaction and due diligence specialist for the Multifamily Capital Markets group. Supporting the Portland, Oregon, and Seattle, Washington, sales teams, Debbie helps coordinate sales transactions and manages the due diligence and escrow processes.

Debbie began her 20-plus-year real estate career in her family's vacation rental business and went on to work with organizations in multifamily property management and escrow services. Prior to Newmark Knight Frank, she was a residential and commercial escrow officer for Ticor Title Company. In this role, Debbie facilitated closings for commercial, construction, resale, refinances, bank-owned and 1031 exchange transactions. Debbie also trained support staff in procedural rules, technical knowledge and customer service.

When she is not working, Debbie enjoys volunteering for her teenage son's sports teams. She also donates time to the American Red Cross and the Oregon Food bank.
